  • Investment Underwriting -The ability to conduct detailed market feasibility and financial analysis given our long standing experience in the market. Evaluate existing franchise affiliation and possible re-branding options to enhance overall asset value and performance.

  • Renovations & Capital Improvements -Determine the necessary improvements required to maximize the value of the investment and provide coordination and oversight of all third party consultants in the rehab process. Provide detailed project budget and reporting until all improvements have been completed.

  • Franchise Negotiations & Relations -Extensive brand experience across all major flags that will allow for an efficient and seamless transition during the investment process. Negotiate franchise fees and any upcoming property improvement plans that meet both the owner's goals and brands standards.

  • Asset & Operations Management -Utilize unique perspective of being owner and manager to maximize value at both the property level and the asset level. Obtain the most efficient capital structure for the asset that enhances returns for all members of the capital stack. Secure adequate property level insurance, pursue tax re-assessments, and any other potential value enhancements at the property level on day to day basis.

  • Sales and Marketing -Each hotel in our portfolio is supported by our corporate office for the implementation of all sales and marketing initiatives and proactive revenue management. We maintain a strong focus on leveraging the particular strengths of a hotel to target the right demand generators and use all available distribution channels to aggressively market the hotel.

  • Accounting -Detailed financial reporting and coordination of independent audits and tax return preparation.

  • Human Resources -Recruiting and training of all professional staff at the property level per brand standards. Actively seek out top level talent and minimize associate turnover by creating a positive, creative and empowered work environment.
