Our Story

Impact Properties is a full-service real estate investment, operating and development company. Originally founded in 1981, Impact has built an extensive track record spanning over 30 years of experience in the hospitality industry. Initially formed as Pride Enterprises, Impact's humble beginnings started off with a focus on economy brands in emerging markets across Florida, acquiring and developing over $10 million in hotels in its first few years of operation. Since then, Impact has expanded into the mid-scale and upscale product segment in high barrier to entry locations across the state, acquiring and developing over $200 million of hotels in the process.

We fulfill our mission by focusing on acquiring and investing in the best locations with the best brands, striving for the highest operating standards, and implementing innovative sales and marketing techniques for all of the hotels in our portfolio. This goal requires precise market positioning at the property level, coupled with an aggressive direct sales approach and e-commerce initiatives. During the past 30 years we have acquired extensive expertise in every aspect of the lodging industry from acquisitions and development to construction and day to day asset management.

Along the way, Impact has been recognized by its peers for excellence in the industry. Some of these honors include:

• Recognized for having one of the top Westin hotels in the entire Starwood Hotels system for Westin across the country in 2010
• Awarded Marriott's Design of Excellence and Best Custom Design Awards for the Marriott Residence Inn Gaslamp San Diego project in 2010
• Awarded State and National ABC Award for Construction Excellence for the development of the Westin Tampa Bay in 2009
• Awarded the "Key to the City" by Mayor Dick Greco for Impact's development of the Hilton Garden Inn in the historic district of Ybor City, the first hotel to be constructed there in over a century
• Recognized by Holiday Inn for the "Newcomer of the Year Award" for the Southeastern Region in 1998
• Recognized by Wyndham Worldwide (formerly Days Inn of America) for the "Management Company" of the Year at its annual convention in Las Vegas in 1994
